Working with Hutt City Council
Extensions, second storey additions, structural changes and altered drainage all need a building consent from Hutt City Council. Many smaller jobs do not: a deck under 1.5 metres off the ground, a fence up to 2.5 metres, replacing weatherboards like for like, or an internal alteration that does not touch structure or plumbing layout. We tell you which applies at quote stage and manage the builder side of any consent, including inspections, so you are not chasing council yourself.
Lower Hutt housing and what to expect
The valley floor is largely flat and the soil is soft in places, which affects foundations for extensions and the piles under a deck. Hillside suburbs bring retaining walls, drainage and access to plan around. Post-war homes often have original framing, minimal insulation and wiring that an electrician will want to look at while the walls are open. None of this is a problem; it is simply what we look for on the first visit so the quote reflects the actual house and not an ideal one.

Site visit first, always. Then a written, itemised quote. Once accepted we agree start and finish dates, book the trades and keep you informed while the work is on. We leave the site clean, walk you through the finished job and hand over the consent paperwork where there is any.
