How a renovation runs with West Beach Construction

Every renovation starts with a site visit, because Wellington houses hide too much behind the linings to price from photos. We talk through how you want the house to work, then send a written quote that itemises structure, plumbing, electrical, finishes and a contingency for what an older house may reveal. Once accepted we book the trades, order joinery with the lead times it needs and agree a programme with you. Most clients stay in the house; we seal off the work area and keep a kitchen or bathroom running wherever we can. At the end there is a walk-through, a clean site and the consent paperwork where the job needed it.

Where we renovate

We are based at Timberlea in Upper Hutt and work across the Wellington region: Wellington city from Karori and Johnsonville to Miramar and Island Bay, Lower Hutt including Petone, Eastbourne and Wainuiomata, all of Upper Hutt, Porirua, and the Kapiti Coast from Paekakariki to Otaki. Travel is built into the quote, not added afterwards.

Consent, and what affects the cost

Cosmetic and like-for-like work is exempt from building consent under Schedule 1 of the Building Act. Removing a load-bearing wall, moving plumbing, adding a bathroom or changing the building envelope needs consent from your council, and we manage the builder side of that. On cost, the biggest drivers are structural work, plumbing and electrical changes, the level of finish, and what we find once the old linings come off. Our quotes separate those parts so you can adjust scope before we start.
