Bathroom renovation builders in Upper Hutt

A bathroom is small, but it involves more trades per square metre than any other room. That is why it needs one person running it.

Most Upper Hutt homes have one original bathroom, often with a bath nobody uses, a separate toilet and a layout that made sense in 1975. A renovation is the chance to fix the layout, get the waterproofing right, add a second toilet or an ensuite and finish it to a standard that lasts. West Beach Construction is based at Timberlea and run by director Ethan Mansell. We manage the plumber, electrician, tiler and painter ourselves, in the right order, and we do the building work in between.

Where we renovate bathrooms

All of Upper Hutt, including Timberlea, Totara Park, Maoribank, Te Marua, Clouston Park, Ebdentown, Wallaceville, Trentham, Heretaunga, Silverstream and Pinehaven, plus Lower Hutt and Wellington city.

Waterproofing and ventilation done properly

The two things that decide whether a bathroom lasts are the waterproofing membrane under the tiles and the extraction that gets steam out of the room. We use membrane systems applied to the manufacturer's specification with the required curing time, and we fit ducted extraction that vents outside rather than into the ceiling space. Neither is visible when the room is finished, which is exactly why we take them seriously.

Consent for bathroom renovations

Replacing fixtures in the same positions is usually exempt from building consent. Moving the toilet or shower changes the drainage and normally does need consent from Upper Hutt City Council, and adding a new bathroom always does. Plumbing and drainage work must be done by a licensed plumber and drainlayer, which is who we use. We confirm what your job needs before we quote.

What affects the cost of a bathroom renovation

Layout changes and new drainage are the biggest cost driver, followed by tiling area and tile choice, the fixtures you select, and any structural or rot repair we find when the old lining comes off. Our quote itemises each of these so you can choose where to spend. We are happy to work with fixtures you have already bought or to source them for you.

How a bathroom renovation runs

Site visit and measure, a written quote, then a programme. A typical full renovation is two to three weeks on site: strip out, plumbing and electrical rough-in, building work, waterproofing and curing, tiling, fit-off, painting and a final clean. If it is your only bathroom we tell you exactly which days it will be out of action. Call Ethan on 022 621 5980 or use the contact form.

FAQS

Frequently Asked Questions

How long does a bathroom renovation take?

A full renovation is usually two to three weeks on site once materials are on hand. Layout changes and new drainage add time.

Do I need consent to renovate my bathroom in Upper Hutt?

Not if fixtures stay in place. Moving them or adding a bathroom does need consent, which we handle.

Can I choose my own tiles and fixtures?

Yes. Choose them yourself or we can recommend suppliers we use regularly. We will tell you if a product will cause problems in a wet area.

Will you find rot?

In an older bathroom, often yes, around the shower and bath. We show you what we find and price the repair before carrying on.

Do you do ensuites?

Yes. Adding an ensuite is one of the most common jobs we do in Upper Hutt and usually involves consent for the new drainage.

Are you local?

Yes. West Beach Construction is based at Timberlea in Upper Hutt.
