The Kapiti Coast is about forty minutes from our base in Upper Hutt over the Transmission Gully motorway, and we work there regularly. West Beach Construction is a locally owned company run by director Ethan Mansell and a member of New Zealand Certified Builders. On the coast our work is mostly home renovations, extensions to older baches that have become permanent homes, timber decks built to cope with salt air and sun, fences that will stand up to the wind, and the repairs that coastal weather makes necessary.

Where we work on the coast
Paekakariki, Raumati South, Raumati Beach, Paraparaumu, Paraparaumu Beach, Otaihanga, Waikanae, Waikanae Beach, Peka Peka, Te Horo and Otaki. We also cover Pukerua Bay and Plimmerton on the Porirua side of the hill. Travel time is planned into the job, and for larger projects we schedule consecutive days on site so the work moves quickly.
We also work across Wellington city, Lower Hutt and Upper Hutt.
Building for coastal conditions
Salt air corrodes ordinary fixings within a few years, so on the coast we specify stainless steel or the appropriate hot-dip galvanised grade for decks, fences and exterior fixings, as the Building Code corrosion zones require. Timber choice matters as well: H3.2 treated pine for framing, and decking and fence timbers selected for durability rather than price alone. Sun exposure on the coast is high, so finishes and sealers are chosen to be maintained rather than replaced. We build to the higher wind zones the coast sits in, with bracing and fixings to match.
Consents with Kapiti Coast District Council
Extensions and structural alterations need a building consent from Kapiti Coast District Council, and some coastal properties have additional district plan rules about setbacks and coastal hazard areas that affect what can be built where. Decks under 1.5 metres high, fences up to 2.5 metres and like-for-like repairs are usually exempt. We check the property before quoting and manage the builder side of any consent.
How a project runs with West Beach Construction
We visit the property, talk through what you want and look at the things a coastal home hides: the state of the piles, the cladding, the flashings. A written, itemised quote follows. Once accepted we agree the programme, book the trades and keep you informed. At the end you get a walk-through, a clean site and the consent documents where there are any.
