Consent and planning for an extension
Every extension needs a building consent from Upper Hutt City Council, and the district plan sets rules on site coverage, height and boundary setbacks that decide what can go where. You will need drawings; we can introduce you to a designer we work with or work from your architect's plans. Engineering is needed for beams, second storeys and some foundations. We prepare the builder side of the application, book the inspections and close out the code compliance certificate at the end.
Matching the new to the old
An extension should not look bolted on. We match cladding profiles, roof pitch, window styles and floor levels so the join disappears, and we plan where the new room connects to the existing house so the flow works. On older weatherboard homes that often means sourcing matching profiles and treating the existing wall before we tie into it.
What affects the cost of an extension
Size is the obvious one, but foundations, the amount of structural work at the junction with the existing house, roof complexity, the number of windows and doors, and the level of interior finish all move the number. Second storeys cost more per square metre than ground floor because of the engineering and the work to the existing roof. Our quote breaks these out so you can see the trade-offs.
