Renovation builders who live in Upper Hutt

We renovate homes in the suburbs we live in, from Totara Park and Timberlea to Silverstream, Trentham and Te Marua.

West Beach Construction is based at Timberlea, so an Upper Hutt renovation is a home game for us. Most of the houses in the city were built between the 1950s and the 1980s, and they share the same list: small closed-off kitchens, one bathroom, little insulation and living areas that turn their back on the sun. A good renovation fixes those things without the cost of an extension, and that is the work we do most.

We are a locally owned company run by director Ethan Mansell and a member of New Zealand Certified Builders. One builder manages the whole renovation, including the plumber, electrician, tiler and painter, so you deal with one person and one programme. For the wider region see our home renovations in Wellington page.

Open-plan living conversions

Removing or replacing walls between kitchen, dining and living, with the beam and structural work engineered and consented where needed.

Interior refits

Relining, new skirtings and architraves, new doors and hardware, built-in storage and painting, to bring a dated interior up to a modern finish.

Kitchen and bathroom renovations

Full renovations of the two rooms that add the most value. See kitchen renovations in Upper Hutt and bathroom renovations in Upper Hutt.

Structural and remedial work

Replacing rotten framing and bottom plates, re-piling, new windows and doors, and fixing the past alterations that were never done properly.

Upper Hutt suburbs we renovate in

Timberlea, Totara Park, Maoribank, Brown Owl, Birchville, Te Marua, Kaitoke, Akatarawa, Clouston Park, Ebdentown, Elderslea, Wallaceville, Trentham, Heretaunga, Silverstream, Pinehaven, Blue Mountains and Riverstone Terraces. Being local means we can call in to check something on the way past, which matters on a renovation where decisions come up daily.

We also renovate homes in Lower Hutt and Wellington city.

Consents for renovations with Upper Hutt City Council

Plenty of renovation work is exempt from building consent under Schedule 1 of the Building Act: replacing linings, windows and doors like for like, new kitchen joinery where the plumbing stays put, and non-structural internal alterations. Removing a load-bearing wall, moving plumbing fixtures, adding a bathroom or changing the roof all need a consent from Upper Hutt City Council. We tell you which applies before we quote and handle the builder side of the application and inspections.

Renovating while you live in the house

Most of our Upper Hutt clients stay in the home during the renovation. We stage the work so you always have a working kitchen or bathroom where possible, seal off the work area from the rest of the house, and finish each day with the site tidy. Where a full move-out makes sense, for example a whole-house reline, we tell you that up front so you can plan.

What affects the cost of a renovation

The main drivers are structure (any wall that carries load), plumbing and electrical changes, the level of finish you choose, and what we find once the linings come off an older house. Our quotes itemise those parts so you can see where the money goes and adjust the scope before we start rather than after. We include a contingency for hidden work and tell you if it is not needed.

How a renovation runs with West Beach Construction

Site visit, a conversation about how you want the house to work, then a written quote. Once accepted we book the trades, order joinery and materials with the lead times they need, and agree a programme. You get updates as the job moves and a walk-through at the end. Call Ethan on 022 621 5980 or use the contact form.

"Ethan and the team did an awesome job replacing a rotten bottom plate, and replacing a rotten floor in the basement of my rental property. The quote was very detailed and he solved problems I did not realise I had without asking, like swapping the door opening direction so it does not strike the new floor. Will definitely use West Beach for the next few building jobs."

FAQS

Frequently Asked Questions

How long does a home renovation take in Upper Hutt?

A single-room renovation is typically two to four weeks on site. Opening up a living area with structural work is usually four to eight weeks. A whole-house renovation can run several months. We give you a programme with the quote.

Do I need a building consent to renovate?

Not for cosmetic and like-for-like work. You do for structural changes, moved plumbing, new bathrooms and anything that alters the building envelope. We confirm this with Upper Hutt City Council before starting.

Can we stay in the house?

Usually yes. We stage the work and keep the rest of the house sealed off and usable.

Do you manage the other trades?

Yes. Plumber, electrician, tiler, painter and joiner are all booked and coordinated by us.

What happens if you find rot or old damage?

We stop, show you, and price the fix before carrying on. Our quotes carry a contingency for exactly this on older homes.

Are you local?

Yes. West Beach Construction is based at Timberlea in Upper Hutt.
