How an extension runs with West Beach Construction
Site visit and a conversation about what the new space needs to do. Then design and consent, where we provide builder input early so the drawings are buildable and priced realistically; you can use a designer we work with or your own architect. The build follows: foundations, framing, roof, cladding, joinery, services, linings and finishing, with the existing house kept weathertight and usable. We match cladding profiles, roof pitch, window styles and floor levels so the addition reads as part of the original house.
Where we build extensions
We are based at Timberlea in Upper Hutt and work across the Wellington region: Wellington city from Karori and Johnsonville to Miramar and Island Bay, Lower Hutt including Petone, Eastbourne and Wainuiomata, all of Upper Hutt, Porirua, and the Kapiti Coast from Paekakariki to Otaki. Travel is built into the quote, not added afterwards.

Consent, timeframes and cost
Adding floor area always needs a building consent, and your council's district plan sets site coverage, height and boundary rules that decide what fits. Design and consent typically take two to three months; the build is usually three to five months for a single storey extension and longer for a second storey. Cost is driven by size, foundations, structural work at the junction with the existing house, roof complexity, joinery and interior finish. Second storeys cost more per square metre because of the engineering and the work to the existing roof.
